As part of the planning proposal additional FSR was gained, by dedicating a public boardwalk along the bay area and regeneration of the adjacent park. The design was formulated so that all apartments could look over the water with an east facing outlook maximising value of the apartments. The retail space is located opposite the proposed boardwalk and park taking advantage of the surrounds. It will also assist in reinvigorating the area and provide amenity to the residents.
